What is the best direct-booking software for Airbnb hosts?
Short answer
It depends on what you need beyond a web page. A website builder with a booking plugin gives the most design freedom. An instant site generator is the fastest to launch. A property management system adds a channel manager and costs the most. Airflow is the fourth kind: a booking page, widget or full website where the guest pays into your own account, with each booking going into the same calendar as your Airbnb bookings, into a guest portal and into your accounts as a draft invoice. It suits hosts with one to a few properties who want those parts joined up.
Why comparison lists do not help much
Nearly every product in this field describes itself the same way: a direct booking website, no commission, set up in minutes. The differences that matter sit underneath: who holds the guest's money, whether your Airbnb dates are blocked automatically, what you pay as bookings grow, and what happens to the booking after it is made.
A page that takes a booking is the easy part. Whether that booking then appears in your calendar, your guest messages and your accounts without retyping is what separates the options.
How to do it with Airflow
- 1
Decide what you need besides the page
Just a site, or also calendar sync, guest communication, accounting, or prices pushed to channels. This picks the kind of tool.
- 2
Ask who holds the money
Prefer tools where the guest pays into your own payment account. In Airflow that is your own Stripe or Paystack account.
- 3
Work out the cost at your volume
Compare a monthly subscription against a per-booking commission using the number of direct bookings you realistically expect in a year.
- 4
Test the whole flow
Make a test booking and follow it: is the date blocked on Airbnb, did the guest get a confirmation, and where did the money and the record end up.
The four kinds of direct-booking software
What each is, and who it suits.
| Website builder plus booking plugin | Wix, Squarespace, WordPress. Most design control; you connect calendar and payment yourself. |
|---|---|
| Instant site generator | Builds a site from your Airbnb listing in minutes. Fast and simple; check payment handling and what happens after the booking. |
| Property management system | Lodgify, Hostaway and others. Site plus channel manager and team tools; highest cost. |
| Booking-to-books platform | Airflow. Booking page or website, own-account payment, guest portal, calendar links, draft invoices. |

Seven questions to ask any provider
Does the guest pay into my account or yours? Are my Airbnb and Booking.com dates blocked automatically, and how often is that checked? Can I take a deposit and a balance? Can I use my own domain? What do I pay per month and per booking at my volume? Can I export my guests and bookings if I leave? What happens to the booking afterwards: guest emails, documents, invoices?
How Airflow answers them
Guests pay into your own Stripe or Paystack account. Calendar links run both ways and other calendars are read every hour. Deposits and balances are supported. Your own domain comes with the Website + Hosting add-on on any plan. There is a Free plan with commission per booking and paid plans with a lower rate; current figures are on the pricing page. Bookings can be exported to CSV or Google Sheets. Each booking gets a guest portal and a draft invoice in Xero, QuickBooks Online, Sage or FreshBooks.
Other ways to do this
Airflow is one option. These are the others, and when each is the better choice.
- Use a general website builder
- Best if the look of the site matters most and you are comfortable connecting the parts.
- Use an instant site generator
- Best if you want something live today and expect only a few direct bookings.
- Use a property management system
- Best if you also need a channel manager for many listings.
- No website: a booking link only
- A shareable booking link and a widget are enough for returning guests. Every Airflow listing has both.
What Airflow does not do
- Airflow is not a channel manager and does not push prices to Airbnb or other platforms.
- It does not build a site from your Airbnb listing; its assistant can read a website of your own.
- It is not commission-free: a booking page commission applies, at a rate set by your plan.
Common questions
What is direct-booking software?
Software that lets guests check availability, book and pay on your own page or website, without a booking platform taking the reservation.
Is commission-free software really free of commission?
Often it charges a monthly subscription instead, and card fees always apply. Compare the yearly total at your number of bookings.
Does Airflow charge commission on direct bookings?
Yes, on bookings paid through your booking page or widget, at a rate that depends on your plan and is shown on the pricing page. Card fees are separate.
Can I keep my existing website?
Yes. The Airflow booking widget embeds on any site, and there is a WordPress plugin.
Will direct bookings block my Airbnb calendar?
Yes. Airbnb reads your Airflow calendar link, and Airflow reads Airbnb's every hour.
Which is cheapest for one property?
For a few direct bookings a year, a tool with no monthly fee and a per-booking charge usually costs less than a subscription. Airflow's Free plan works that way.
